this could cause stress. best remedy would be for the land owner to move to another country and stop paying property taxes. The land would fall to the county and they could pass the headache on to somebody else.

WVUGEO, sounds like a sure winner to me. You need to invest in those companies that are turning CO2 into cheap fuel. What companies are those?

Troll: It might not matter for very long, in any case. You almost certainly won't read all about it in these pages, but, taking place right now, in and around Washington, DC, as hosted by Penn State University, is the "12th International Conference on Carbon Dioxide Utilization". Scientists from around the world have gathered there to report on how different ways have been developed to convert CO2 into, almost literally, any sort of hydrocarbon, including the primary components of natural gas, such as Methane and Butane. Penn State, as noted above, the City University of New York, and Panasonic Corporation have all, for instance, developed catalysts and processes wherein sunlight can power the conversion of CO2 and water vapor into Methane and Oxygen. Princeton University and a commercial spin-off, Liquid Light, have tech that converts CO2 and H2O into Butane. Shale gas could soon become an inconsequence, a footnote.

WVUGEO, as a big supporter of coal to liquid fuels and coal to gas you don't seem to have the same anti-mineral rights "higher values" when it comes to all minerals. LOL

And they don't need your gas so bad they'll resort to secretly drilling under your property to take it. There are plenty of owners willing to sell their gas at a tidy profit to companies who are responsibly drilling for it and then providing Americans with cheap energy. Even you anti-gas loons who badmouth gas while heating your houses with it. LOL

99.9% of wells drilled into the Marcellus are deviated in some way now. I geosteered 2 in PA a few years back. It's very easy to steer around an adverse property tract.

Hence this guy is an idiot for holding out on a little over an acre worth of property. He really stuck it to the man on that one!! ::rolls eyes::

Just because you sign a lease doesn't mean they will drill on your land. I hope you realize you can sell/lease your mineral rights without giving up your surface rights. You probably missed out on a pile of cash because of some enviros misinformation about what they would do to your land. Tough break.

idliketoknow, in "He's lucky they even knocked on his door", has it about right; as to a limited extent does Triton, "gas underground ... does not know it has to stay on your property". The issues might make it to the US Supreme Court. The Texas Supreme Court in 2008 addressed the issue of subsurface trespass by fracking in "Coastal Oil and Gas versus Garza Energy Trust" and decided that gas drainage across land boundaries caused by fracking did not constitute unlawful taking. The PA Supreme Court has been asked to review the issue. There is another gas industry practice known as "horizontal", "slant" and/or "deviated" drilling, whereby they can guide a well bore off-vertical and drive it across property lines. That is considered an unlawful taking, or subsurface trespass; but: you would need sensitive equipment to detect a horizontal bore a mile deep beneath your property, or, an informant inside the drilling company. Kudos

idliketoknow..to some of us our land is more important than money. I also will not allow drilling of any kind on my land in sand hill. I have much more than he had. I want to pass the beauty on to my children and their children.

Oral agreements? With an energy companies that has made thousands of deals? I wonder if this is not a case of someone thinking they were smarter than the fleet of lawyers who follow these companies around? Waited too long, held out when the drillers did not need him to proceed. Its not like coal mining where they have to go around you if you hold out, its a pool of gas underground that does not know it has to stay on your property. Sounds like the guy wants to get them to do the orginal deal that he passed on and his hoping someone will buy the oral agreement claim. So if he would win his lawsuit the lawyer handling that gets 33% anyhow. Dozen local law firms handle negotiations with gas firms, use them. Good luck but sounds like he is trying to undo a mistake in judgement. I dont buy a car on an oral agreement, was this about over a thousand acres? 3 million bucks on the table and he had no lawyer to protect his interests?
