a landowner cant get a lease bonus upfront if the previous lease owner re-ups.. so there cant be any up front money till lease goes into effect.. Then of course... going to a lawyer will do 2 things for you directly.. 1. cost you money. 2.allow the lawyer and his group.. most of the time.. to get you into his little group to shop you to THEIR source and make more money on you... so.. be careful for sure.. and hopefully you get in with a good company that will actually pay and take care of you.
