The Cafaro Co. - owner of the Ohio Valley Mall in St. Clairsville - is seeking a long-term tenant to fill the Levin Furniture spot.
The furniture outlet store is planning to close to make way for the new tenant. Cafaro spokesman Joe Bell said he could not yet disclose the name or type of tenant that is expected to take its place.
''Discussions are under way. ... I'll have more to talk about in the next weeks,'' Bell said.

Cafaro Co., owner of the Ohio Valley Mall, is negotiating with a new company to occupy the Levin Furniture space.
Cafaro Co. last November finished its multimillion-dollar renovation of the 1.2-million-square-foot mall, a move that Bell said certainly is helping in negotiations with potential new tenants. He conceded it is frustrating for some patrons to learn a new, yet unnamed, store may be opening some day - but until a final deal is reached little information can be released.
Bell described the potential tenant, which he said would fill the entire Levin space, as ''intriguing.'' Levin is occupying the area where J.C. Penney once operated. The Youngstown, Ohio-based company continues to seek new tenants to rent other portions of the mall.
''They're having discussions with a variety of businesses for the interior of the complex. Negotiations ... can take months, and with larger retailers it can take years,'' he said.
Levin, he added, was never expected to be a permanent tenant for the mall.
