Vacant buildings being rehabilitated by developers

WHEELING — Initial work is now underway at the vacant Main Street buildings the city sold to developers with plans for rehabilitation.

The early stages of redevelopment work at 1107 and 1109 Main St. started recently, Mayor Glenn Elliott said, launching several projects to repair and improve the buildings that will span from six months to several years.

“Obviously, to see two buildings that have sat vacant for years coming back to life is exciting,” Elliott said.

In March, the city sold the properties for a nominal fee to developers Gabe Hays and Egin Guler of Main Street Ventures and committed to spending $350,000 to aid redevelopment. The city originally purchased the properties in 2016 for $300,000.

In addition, the developers plan to spend about $1.29 million of their own money rehabilitating the buildings.

Initial work to be completed within six months includes roof repairs on both buildings as well as front facade work and first floor activation at 1109 Main St, according to the development agreement passed by City Council.

“From our discussions with the developers, 1109 Main St. is expected to be the faster project to achieve first floor occupancy, with a coffee shop/lounge tenant set to move in as soon as work is completed,” Elliott explained.

Vice Mayor Chad Thalman said the developers received one bid from a contractor for the roof repairs and anticipates more bids will be coming in the next few weeks. The roof repairs are expected to cost $100,000, according to the agreement.

“This development will compliment the Health Plan headquarters across the street and help add more vibrancy to that part of downtown,” Elliott said.

Per the agreement, work on the structures involves constructing an exterior rear egress tower that would also connect to 1111 Main St., performing waterproofing work and activating all floors of both buildings.
