Mull Center Building In Wheeling For Sale
The 10-story Mull Center building located at 1025 Main Street in Wheeling is up for sale. The building has been listed for $1.7 million by Paull Associates Insurance & Real Estate.
The 112,548-square-foot building was built in 1913. The structure is the headquarters of the Mull Group, which manufactures mill products.
Lee Paul IV, president and broker of Paull Associates, explained that the building’s owners Mull Center, LLC had been “quietly” trying to sell the building before Chairman William Quay Mull II’s passing. The Mull Center, LLC board of trustees is now working with Paull Associates to sell the building after his death.
“They were using word of mouth before and weren’t out there publicly marketing it,” explained Paull. “It’s not like they were dying to sell it, but if anybody came knocking, the company has other places they can locate their offices.”
The building has three elevators and an underground parking garage that can hold up to 75 cars. The building’s heating, electricity and plumbing are all updated with a generator in the building as well.
“It just takes someone that has the expertise to come in and build out,” noted Paull. “What’s nice about the building is you would pull right into the garage and have a valet for your parking. One of the big problems in downtown is buildings that do not have enough parking.”
The main assets of the structure to Paull are its “solid construction” and “breathtaking views” of downtown Wheeling, the Ohio River and the Suspension Bridge.
“It’s really got a lot of beautiful views from those top floors,” described Paull. He added that the top five floors could be used for condominiums while the bottom five could be office space.
Paull believes the building could make a “great complement” to the updates occurring in downtown Wheeling on Main Street and Market Street. He noted renovations on the building to make condominiums or apartments could be done “pretty easily” without “spending too much.”
“A private owner could buy the building, renovate it and then lease it to businesses without a lot of expense,” described Paull. “If someone had the vision to use the offices on the bottom floors and make condominiums on the top floors, I think it would be very successful in downtown Wheeling.”
Since the listing was posted Wednesday afternoon, Paull has received “lots of calls and emails” from interested parties. The website page for the sale has been “generating a lot of traffic” as well.
The calls Paull has been receiving are “50% out of town and 50% local buyers.” The out-of-town buyers are largely from West Virginia and Ohio. Paull noted that when selling a building of this size, any buyer has to be prequalified to make sure they have the means to buy the building.
Paull has not yet heard a final decision on whether Mull Center, LLC will stay in Wheeling after the sale of the building. Apart from its downtown headquarters, the company has properties in Benwood, South Wheeling, North Wheeling and Warwood along with Ohio locations in Scio, Martins Ferry and Bellaire.
